Northland Newton Development has been Approved by the Newton City Council

Northland Newton Development (NND) is an innovative national model of sustainability, affordable housing, transit demand management, historic preservation, open space, master planning, and community amenities.

NND is the result of over 3 years of community outreach, hundreds of meetings, and an 18-month public hearing process.

Negotiations during the Land Use process produced extraordinary community benefits:

  • Reducing the scale from 2 million square feet to 1.1 million square feet

  • Increasing the number of affordable and workforce housing to 140 units

  • Creating the largest Passive House Residential Community in the United States

  • Pushing all project parking underground

  • Increasing open space to ten acres, 40% of the site

  • Undergrounding 1.5 miles of utility lines

  • Funding a free, 7-day a week last mile shuttle to the Newton Highlands MBTA

  • $10 million of mitigation payments for Traffic Demand Management, Countryside School, Sewer Infrastructure, a Splash Park, and a Community Playground

  • Dedicating an entire building for age-in-community living with Universal Design Standards and complete ADA accessibility

NNDs green initiatives set a new standard in the Commonwealth, with Passive House-designed buildings, solar, LEED For Neighborhood Development, LEED Gold building standard, 10 acres of open space with 750 new trees, natural resource restoration and daylighting of the South Meadow Brook, first class renovation of an historic mill building, and undergrounding of over 1.5 miles of unsightly overhead utility wires.   


Over the past three and a half years, Northland has held over 300 meetings to engage with neighbors, community advocates, local businesses, and citizens groups regarding NND, meeting with any group interested in providing feedback on NND. We are proud to have earned the support of many important local community groups.
